General Maintenance
All non-urgent maintenance must be reported via the tenant portal through PropertyMe or here reported via CLAIRE your AI Concierge.
If you don’t have an account to your tenant portal, please refer to your welcome letter. We won’t be able to action general maintenance requests unless they are lodged in either of these ways.
Urgent After-Hours Maintenance
Should be reported here, via CLAIRE your AI Concierge. Also our after-hours emergency contact number is still 0497 574 939.
Please note, this number should only be used for urgent maintenance that cannot wait until business hours. Text messages will NOT be received after hours.
When to Use the Emergency Contact:
Urgent repairs include:
Essential services such as burst water service, gas leaks, broken hot water systems, sewerage leaks, or dangerous electrical faults.
Other issues that may cause damage to the premises, injure someone, or cause hardship, like damage to windows or doors after a break-in.

LOG A MAINTENANCE Request
TROUBLESHOOTING TIPS
GAS LEAK?
- Shut off the gas mains in the meter box. If the smell of gas is inside, open all doors and windows.
- Ensure no gas appliances have been left on by mistake without ignition.
- If it’s after hours, contact ATCO on 13 13 52 for further instructions.
MAJOR WATER LEAK?
- Turn off water at the mains (contact Water Corporation on 13 13 75 if unsure of the location).
- If after hours, contact Water Corporation for advice.
- Soak up excess water.
NO POWER?
- Check if RCDs have tripped; if so, re-engage switches.
- Unplug all appliances and check them one at a time for faults.
- Check for outages on the Western Power website.
BREAK IN?
- Contact the police on 13 14 44 and lodge a report (keep the police report number).
- If the property isn’t secure (e.g., broken windows or locks), contact our emergency line.
LOCKED OUT?
If you are locked out, contact a licensed locksmith such as A1 Locksmiths – 0893702943. You are responsible for the cost unless it’s due to a faulty lock, in which case we’ll need a report from the locksmith for reimbursement.
