HOUSEMATE Rules
1.0 General Housekeeping:
1.1 Conserve energy by closing windows when not in use and turning off heaters, air conditioners, lights, and appliances when you leave the room.
1.2 Store all your belongings in your room and not in the communal areas.
1.3 Keep your space and the communal areas clean and tidy at all times. Cleaning the bathroom and kitchen after use ensures a pleasant environment for everyone and is a requirement of all occupants. There are no exceptions to this rule.
1.4 We require that you à clean all plates, pots and utensils after use, in the sink, and that they are returned to storage immediately.
1.5 Clean the oven after use and clean out the extractor filters above the hob.
1.6 Use provided cleaning supplies (washing liquid, bin liners, dishcloths etc) for communal area upkeep, with restrictions on cleaning and laundry between 10 pm and 8 am.
1.7A complimentary cleaner maintains communal areas on weekdays between 8.00 am to 5.00 pm. Cleaners have the front door access keys/codes. This service falls within your Occupancy Agreeement.
1.8 Please allocate a shelf in the fridge, pantry, kitchen storage and cupboards per room, i.e. if there are a total of 5 rooms in the Property; please split the fridge, pantry, kitchen storage and cupboards into 5 portions.
2.0 Responsible Living:
2.1 Respect resources by avoiding wastage of water, gas, and electricity.
2.2 Clear unused food from the refrigerator every two weeks and properly dispose of all litter, making sure to separate recyclables and use the bins appropriately.
2.3 Place the bin(s) on the verge of the due date of the week for collection. This may be done as per the roster to be agreed between the Occupiers. If recollection is required, any cost must be covered by housemates equally.
2.4 All Occupiers are responsible for buying and cooking their own food.
3.0 Property Maintenance:
3.1 Report any issues or damage to the property, facilities, contents, communal areas or your room to the Property Manager promptly.
3.2 Maintaining the original condition of appliances and furniture is essential.
4.0 Property and Safety:
4.1 No drilling of holes, inserting hooks, screws, or hammering nails into doors, woodwork, or walls.
4.2 Do not move furnishings, interfere with, or connect to the electrical network or installations without prior written consent from the Property Manager.
4.3 Permission is required from the Property Manager for sticking pictures & posters on walls.
4.4 Insure your personal belongings and furniture, as the Licensor’s insurance does not provide coverage for these items.
4.5Keep doors and windows closed when your room is unoccupied to ensure security.
4.6 Waterbeds are not permitted in the property without prior written permission from the Property Manager.
4.7 Take responsibility for your keys; in the event of a lockout, obtain spare keys from the Property Manager at your own travel expense.
4.8 Spare keys are not guaranteed to be accessible within 24 hours. If unavailable, arrange for a locksmith at your own cost.
5.0 Visitors and Behavior General:
5.1 Bullying, harassment, or abusive behaviour is not tolerated and may lead to immediate eviction. Please note that once an eviction deadline is set, your Occupancy Agreement is cancelled at that time and you will no longer have a right to be in the property. You will be deemed as trespassing which is a criminal offence and the police may be called to assist. Use of the internet is included within the License Fee; however, please refrain from downloading large files.
5.2 Visitors must respect other occupants and adhere to agreed-upon visiting hours, without overstaying.
5.3 No visitor can stay overnight unless otherwise agreed with the Property Manager (special circumstance only).
5.4 Each occupier is responsible for their visitors, and any disturbance or damage caused may result in deductions from the Security Deposit.
5.5 Cars must be parked only in designated spots, avoiding the driveway of common areas.
5.6 Pets, loud music, candles, flammable materials, smoking, parties and the use of illegal drugs are strictly prohibited on the premises.
5.7 Do not run, slam doors or create any other nuisance, or excessive noise inside the Property.
5.8 Respect nighttime peace and quiet between 10.00 p.m. to 8.00 a.m., refraining from disturbing other Occupants or neighbours during these hours.
6.0 Licence Fee:
6.1 Utility Fee is included in the licence fee up to the amount as detailed in your Occupancy Agreement for Gas, Water and Electricity. Currently, this is $25 per person per week (not $25 per room). The “Fair Use Policy”. If the Occupiers abuse the Fair Use Policy, and if the total consumption of the Gas, Water and Electricity works out to be more than $25 per person per week, the excess will be equally divided amongst the Occupiers at the Property. However, if any Occupier has an appliance that consumes a lot of electricity (like a floor heater), that Occupier will need to pay a higher proportion of the energy bill as decided by the Property Manager.
6.2 The internet is included within the Licence Fee. Please do not download large files (e.g. movies).
6.3 As stated in your licence to occupy agreement, when vacating the room a professional cleaner will clean the room at a cost of $77 for a standard room and $110 for an en-suite room. This cost will be charged to the occupier. Any items left in the Room will be disposed by the Property Manager and the Occupier will be responsible for the fees associated with the disposal of any items deemed abandoned.
7.0 Leaving the Property:
7.1 When vacating, the Occupier must ensure that they take all of their belongings with them and leave the room in a tidy manner. If any belongings of the Occupier’s remain in the property after termination, Living Rooms are within their rights to remove belongings to ensure an alternative Occupier can be found and mitigate loss for all parties concerned.
7.2 You are responsible for all issued keys and must return them, including any copies, to the Property Manager upon vacating the room.
7.3 Professional cleaning fees upon vacating will apply as detailed in your Occupancy Agreement. Any abandoned items will be disposed of, and associated fees will be the occupier’s responsibility.
8.0 Rights and Responsibilities:
8.1 Respect the rights and privacy of other occupants and refrain from any behaviour that may breach the House Rules or Occupancy Agreement.
8.2 A breach of the House Rules listed above constitutes a breach of your Occupancy Agreement. In the event that in breach of these House Rules, the Licensor and/or the Property Manager has the right to repudiate your Occupancy Agreement.
8.3 The security deposit cannot cover outstanding debts, including the license fee.
9.0 Termination and Communication:
9.1 You have signed an agreement to occupy a room for the term stated on this agreement. If you wish to terminate this agreement earlier than the agreed date you will be responsible for paying the rent until your room becomes filled and you will be charged a fee equal to two (2) weeks licence fee to cover new occupancy costs and advertising.
9.2 Disrespectful behaviour towards Property Managers will not be tolerated and may lead to eviction.
9.3 Do not contact Property Managers outside of 9-5 pm weekdays, unless it’s an emergency.
9.4 Sharing the house entry door code with any external party compromises safety and may result in immediate eviction. the property.
9.5 No minors under 18 are permitted to occupy
Please note, that you will be contacted by EMAIL/SMS if you don’t comply with the house rules. If you do not wish to be contacted by either of these methods, please let your Property Manager know.
